In North America, Batipart makes selective direct or indirect investments in a wide range of real estate projects (housing, hotels, tourism, leisure, etc.) and senior-housing residences.

Cogir Immobilier

Founded in 1995 by the Duguay family and managed by Mathieu Duguay since 2004, Cogir Immobilier, a Quebec company based in Montreal, is now the second-largest real estate asset manager in North America (seniors’ residences, rental housing, commercial real estate…).

Batipart has supported the company’s growth since 2015 by acquiring a 40% stake.

Since 2015, Cogir has strongly developed its presence outside Quebec, in Canada and the United States, and today supports major customers and partners such as Welltower, Blackstone, PSP.

At the same time, Batipart invests directly in multi family residential rental properties alongside Cogir in Canada and the United States.

Batipart holds direct and indirect hotel and residential investments, today mainly located in the United States on the East Coast and in Florida.

With the opening of 2 permanent offices in North America (Montreal, Washington DC) in 2022, Batipart’s teams aim to pursue this diversification by investing in both yield and value-creating assets.

Batipart Tourisme Canada

Since 2019, Batipart has owned and operated Parc Omega, a wildlife park located in Quebec.

The park differs from traditional zoos in that it features large, preserved natural areas of over 1,000 hectares, where animals evolve in semi-liberty in their natural environment. Batipart’s teams are seeking to replicate this model in other parks.

The acquisition of another park in Canada in 2025 will complete the offering, and the teams remain actively seeking projects.
